What roof tear-off reveals

Removing a roof covering brings the deck and earlier layer connections into view.

The covering hides part of the work

A roof inspection can identify worn shingles, exposed flashing problems and other visible conditions. It cannot make every covered deck area visible. Tear-off removes the covering so the wood that supports the roof and its fastening can be assessed directly.

In De Soto, the city’s house-reroof FAQ requires complete tear-off with one roof-covering layer. That local rule also puts the deck at the center of a replacement plan.

Sound decking supports the new roof

Soft, delaminated or damaged wood cannot serve as the same fastening base as a sound deck. An old repair can also reveal a material transition that needs attention. The roof has to be rebuilt on a suitable base before underlayment and the new covering are installed.

Some damaged areas can be identified before removal; others become clear only when the old covering is off. The work agreement needs an understandable way to approve that added repair and its cost before proceeding.

New shingles need connected details

The new covering works with underlayment, edge protection, flashing and ventilation. A wall flashing detail left in failed condition can continue to leak beneath new shingles. A blocked intake path is not corrected merely by adding a ridge vent.

Replacement is an opportunity to plan those details together. The visible product choice is one part of that system, rather than the entire job.

What this means for a replacement budget

Roof area and selected material establish part of the price. Roof shape, pitch, access and the condition revealed below the covering add the work that a simple square-foot figure cannot settle. The regional planning calculator explains its inclusions so the result stays useful.
